COMPLIANCE

Compliance Is More Than a Requirement. It’s Part of How We Manage.

Affordable housing management requires more than understanding regulations. It requires systems, experience, oversight, documentation, and a team that understands how compliance affects every aspect of property performance.

SMI has extensive experience managing properties with complex financing structures and layered regulatory requirements, including Public Housing, Project-Based Section 8, LIHTC, RAD, HOME, SHIP, bond-financed, and HUD-assisted communities.

Our compliance approach is integrated into daily property management—not treated as a separate function.

1
Regulatory Oversight

Monitoring of applicable federal, state, local, HUD, housing agency, financing, and program requirements to help properties remain in compliance and protect the integrity of the asset.

2
Affordable Housing Compliance

Oversight of eligibility, income and asset verification, certifications and recertifications, rent calculations, tenant files, waiting lists, reporting, and other program requirements.

3
File Review & Monitoring

Regular file reviews, internal audits, staff training, and proactive monitoring to identify issues before they become larger problems.

4
HUD & Public Housing

Experience with Public Housing program requirements, PHAS, occupancy requirements, income verification, EIV, PIC submissions, tenant accounts, work orders, vacancy turnaround, and related operational requirements.

5
LIHTC & Layered Financing

Understanding of LIHTC and properties with multiple funding sources and regulatory requirements, with coordination among ownership, site staff, and housing agencies.

6
Fair Housing

Fair Housing is fundamental to how we operate. Our team is trained on Fair Housing requirements and applicable landlord-tenant regulations, with issues escalated and addressed promptly.
